Is there an age specification for applicants?
Applicants must be 18 years old or older to obtain a loan.
Does Habitat for Humanity only accept applications from families with children?
No, Habitat accepts both single person and family applications.
How long is the application process & when are families selected?
The application and selection process ranges from 4-6 months.
What is the typical downpayment for a Habitat Home in Dutchess County?
Typically, an applicant should be prepared to put down $5,000 – $10,000 to go towards a down payment, lawyer fees and closing costs.
What are the average monthly mortgages for a Habitat Home?
Habitat homebuyers pay roughly 30% of their household income.
What do credit scores represent?
A credit score is a three-digit number derived from data found in one of your credit reports. Lenders look at your credit score as an indicator of how experienced and reliable you are at borrowing and repaying debt.
Is There a Magic Number for a Credit Score to Qualify?
No. Each person is different. Scores of 600+ are more likely to qualify for the Habitat Homebuying Program because of the special purpose loans that homebuyers use. On the open market, there are loans that support lower credit scores. There are several factors that are taken into consideration with an application. Applicants with a credit score of lower than 600 should not be discouraged to apply.
Could I still qualify if I have declared bankruptcy?
If you have bankruptcy or repossessions in your credit history, that will impact your ability to obtain a loan. Please let us know and we will connect you with a financial advisor to help you get on your pathway to homebuying. Sometimes, time is what is needed.
How are applicants selected?
The Application Review Committee is composed of 7 members made up of community members, staff and volunteers.
- Applications that have made it through to the Committee Review round are given an identification number.
- The committee reviews each applicant’s Current Housing Survey as well as additional information to determine the greatest housing need using scoring instructions and a rubric.
- Once all applicants are scored, the highest need applicant is selected to become a Homebuying Partner.
- The applicant will then sign an agreement to become a Habitat Homebuying Partner and begin their journey to purchase their home through the Habitat Dutchess Homebuying Program.
Do habitat homes come with appliances?
Habitat Homes come with 6 Whirlpool appliances that are electric: Microwave, Stove/Oven, Refrigerator, Dishwasher, Washer & Dryer. Appliances are brand new and have manufacturer warranties.
