Am I Eligible for Habitat for Humanity’s Homeownership Program?

Thank you for your interest in the Habitat for Humanity of Dutchess County Homeownership Program.

Please note that our next application period for the Homeownership Program will be from September 1, 2022 to October 1, 2022.

Applications will be available online at www.habitatdutchess.org beginning August 1, 2022.

Printed applications will be available at our ReStore, located at 1822 South Road Wappingers Falls NY, 12590, beginning August 1, 2022.

Applications submitted before or after the application period cannot be reviewed or stored.

To qualify for a Habitat for Humanity of Dutchess County New Homeownership Program, applicants must have and be able to verify a minimum household income of $35,000 to cover the cost of the mortgage, taxes, and insurance.

If you do not meet the income requirement, please visit our Homeward Bound Page for information about the Habitat for Humanity Homeward Bound Program.  This program will educate aspiring applicants or anyone looking to purchase a new home about the home buying process while providing them with the tools needed to prepare for it. Homebuyers must also put in “sweat equity” – work alongside volunteers, Habitat employees, and philanthropic partners – to help build their new home.

The process for a new home build, from the time your application is approved to the time construction is complete and the home is ready to occupy, takes about 18 – 24 months. This includes securing an affordable mortgage.

In the Habitat for Humanity of Dutchess County Homeownership Program, you will work with a Habitat for Humanity of Dutchess County approved lender for your affordable mortgage.

While waiting for our program to resume, you can begin to gather important financial and background documents such as:

  • your 2021 tax return when you file

  • your 2021 W2’s for every working member in your household

  • ID for anyone over the age of 18 years in the household

  • landlord certification letter or proof of rent payments for 12 months

  • any additional income documentation such as child support, SSI, Section 8

Please do NOT submit these documents at this time. 

It will be helpful to have them prepared when we can accept applications again, but we cannot accept these documents in advance.
